What is a note?
A written document that states a promise to pay, and the terms which include the amount, interest rate,
and length of time in which to fulfill this promise.
What if I want cash now instead of waiting 30 years to get paid back?
That's where we come in. We work with investors who are interested in purchasing your note (or your
client's note) from you so that you can have the money that you need. This way, you don't have to worry
about late payments or non-payment any longer!
Who invest in notes?
Actually, there are thousands of individuals across the country who invest in notes. However, they
are small time compared to the banks and pension fund managers - they are the biggest investors
in promissory notes because they are considered to be fairly safe investments. Additionally,
investors will know their yield before they even buy the note - you can't get that from investing in the
stock market!
How much is this going to cost me?
There is no charge to list your note (or your client's note). We'll have a buyer lined up for your note (or
your client's note) within just a few days.
How long will it take before I get my money?
Normal closing time is 2 to 3 weeks, once we have lined up a buyer.
What are your rates for purchasing notes?
There is no such thing. The price can vary widely. There are real estate notes, business notes, as well
as mobile home notes. With real estate notes alone, there are residential notes, commercial notes,
land notes, and special-use property notes. Each of these categories has at least 3 subcategories.
Each of the notes has special characteristics. Is it a prime senior position note, or a scruffy second
position note?
And the pricing also depends on:
The rate, terms, and conditions of the note itself.
Is it owner occupied or income property?
The payment history on the note.
The value of the property.
The seasoning of the note.
The Payor's credit.
The Payor's down payment.
The Payor's income history and credit profile. (Is it a first or a junior note?)
If it is a junior note, what are the rates, terms, amount, and payment history on the senior debt?
Are you a brokerage company or a buyer?
The Nefer Note Network is not a brokerage company. We buy real estate notes. What we don't buy, we
investigate for viability, and occasionally refer them to some other investors that we work with in our
private sector. Also, because your note will be put into escrow when we close - Just like in a real estate
transaction, you are 100% protected to get what we agree on - Further, We're protected as to the note
being legitimate - In other words, we are both safe and protected.
